Permission granted for extensions and alterations in a sensitive location

Bloomfields successfully secured retrospective planning permission for extensions and alterations to a residential property located within the Metropolitan Green Belt, a Site of Special Scientific Interest (SSSI), and the setting of a Grade II listed barn.

The property had a complex planning history. A previous application was refused and an appeal dismissed; however, planning permission was later granted in 2020 under a case of very special circumstances, as the approved scheme resulted in an overall reduction in volume and floorspace, thereby complying with Green Belt policy.

During construction, it became apparent that the development had not been built in accordance with the approved plans, with the partially completed works exceeding the permitted volume by approximately 65 cubic metres. Construction was paused and Bloomfields were subsequently instructed to provide planning justification for the as‑built form of development and additional works.

Bloomfields prepared a robust planning case addressing Green Belt policy, heritage impacts, and ecological considerations associated with the SSSI. The Local Planning Authority concluded that the development was acceptable, compliant with local planning policy, and aligned with the objectives of the National Planning Policy Framework, and retrospective planning permission was granted without delay.
