Masterplanning

A masterplan serves as an operational platform to drive future development and respond to change over time.

Combining a wealth of experience within the Bloomfields team we are able to maximise development opportunities and present concepts to stakeholders. This can include convincing a range of landowners to collaborate to advance a proposal together or presenting a scheme to local resident groups, Parish Council’s, Local Planning Authorities and or Counsellors for an individual client as part of a major application or “Call for Sites” submission. Masterplanning also includes the ability to identify opportunities and constraints that may exist across sites early and where necessary manage a range of consultants, landowners and even family members required to support the ‘masterplan’.

An understanding of valuation matters, landlord and tenant law, compulsory purchase, grant availability and general land and property management polices together with an astute understanding of planning policy and procedure is important in being able to advance masterplans. Bloomfields has the right range of experts on hand to address such matters.

The presentation of any scheme though drawings and computer generate images (CGIs) is important in being able to elaborate on any masterplan and this can be delivered through our drawing team. Similarly, the ability to deliver any scheme publicly through presentations is important and our staff have the appetite, ability and experience to do this.

Our range of RIC Registered Valuers and experience in dealing with promotion agreements, option agreements and property sales means our services are employed early on in the masterplan process even though we are not necessarily instructed from the outset to deal directly with producing a concept drawing or written statement to present a concept. This role is just as important in being able to justify ‘deliverability’ of a site, which is becoming increasingly important to Local Planning Authorities and in justifying your case at appeal.
