Class Q

Class Q rules bring new opportunities to convert your farm buildings to houses. Bloomfields have obtained approval for over 230 units using Class Q. Contact the team today and give yourself a greater chance of success.

“Can I use Class Q in an Area of Outstanding Natural Beauty (AONB), or National Landscape as they are now known?” – No, sadly not, but register here to keep up to date with policy changes in case the opportunity arises.

Some key Class Q updates include:

  • Changing some of the timings relating to what constitutes an “Established Agricultural Unit”.
  • Limiting the size of dwellings at 150 square metres, but each unit must also be greater national described space standards when measured prior to development.
  • Increasing the number of separate dwellinghouses that may be created up to 10 dwellings.
  • Increasing the cumulative floor space that may be developed up to 1,000 square metres.
  • Removing the requirement for an agricultural building which is part of an established agricultural unit to have been used solely for an agricultural use.
  • Facilitating possible single-storey rear extensions to a building as part of the change of use to the dwellinghouse(s) by 4 metres.
  • Prohibiting a building without an existing suitable access to a public highway from being developed.
  • Allowing small increases in external dimensions, by 0.2 metres of an existing building, to accommodate some building operations
  • Allowing the change of use to a dwellinghouse, along with works to facilitate the change of use and the erection of an extension of buildings that have not been used for any non-agricultural purpose since ceasing to be part of an established agricultural unit.
