
A formal public consultation has commenced on the Staplehurst Neighbourhood Development Plan, providing residents, businesses, landowners and developers with an opportunity to comment on planning policies that could shape future development within the parish.
Prepared by Staplehurst Parish Council, the Neighbourhood Development Plan sets out a vision for the future of Staplehurst and includes a series of planning policies that, once adopted, will be used in the determination of planning applications across the parish.
The consultation is being undertaken by Maidstone Borough Council under Regulation 16 of the Neighbourhood Planning (General) Regulations 2012 (as amended), representing one of the final stages before the Plan is examined by an independent Examiner.
Consultation Open Until 31 July 2026
The consultation period runs from 22 June 2026 until 31 July 2026, during which interested parties are invited to review the submitted Plan and provide comments on its content.
Representations received during the consultation will be considered by an independent Examiner, who will assess whether the Plan meets the necessary legal requirements before it can proceed to referendum.
As neighbourhood plans form part of the statutory development plan once adopted, the policies contained within the document can carry significant weight in future planning decisions.
Why Does This Matter?
Neighbourhood Plans provide local communities with an opportunity to influence how development is managed within their area. They can include policies relating to housing, design, the local environment, community facilities and other matters that are important to the parish.
For landowners, developers and site promoters, neighbourhood planning can have a direct impact on the planning prospects of land and future development opportunities. The policies contained within a Neighbourhood Plan may influence how planning applications are determined and can shape local planning priorities for years to come.
The Regulation 16 consultation therefore represents an important opportunity to review the proposed policies and ensure any concerns or observations are formally submitted before the Plan progresses further.
Reviewing the Plan
The Staplehurst Neighbourhood Development Plan and supporting documents are available online and can also be inspected at a number of locations, including Maidstone House, Staplehurst Library and the Staplehurst Parish Office.
All representations must be submitted in writing to Maidstone Borough Council before the consultation closes on 31 July 2026.
What Happens Next?
Following the close of consultation, all representations will be considered as part of the independent examination process. Subject to the Examiner’s recommendations, the Plan may then proceed to a local referendum before being formally adopted.
Once made, the Staplehurst Neighbourhood Development Plan will become part of the statutory development plan for the area and will be used alongside Maidstone Borough Council’s planning policies when determining planning applications.
