Following an unsuccessful appeal to extend their dwelling with another company, our clients approached us to find a solution. Given that the appeal concluded that the bulk of the extension would result in unacceptable harm to the Metropolitan Green Belt, the team at Bloomfields devised a strategy to first maximise the proposed floor area that could be achieved under permitted development, thus allowing justification for a later amended two-storey extension.
The team worked with the applicants to design an extension which would meet their requirements and used the bulk achieved with the permitted development applications to justify a deviation from the Local Planning Authority’s usual approach to policy. Permission was subsequently granted on this basis – we are delighted to have achieved a successful result for our clients.
This case goes to demonstrate that even on smaller scale projects, seemingly insurmountable constraints can be overcome with the right strategy and guidance.
