Detached garage approved in Green Belt

Planning approval has been obtained for a detached 3 bay garage for a property within the Green Belt.  There are strict policies regarding Green Belt development and there is a general presumption against it unless there are special circumstances.  The council’s initial discussion with the client regarding the proposal was negative, voicing concerns as to the size of the garage and location beyond the front elevation.  Through a pre-application site meeting with the planning officer and discussions on how any perceived visual impact could be adequately mitigated through landscaping and design, we were able to gain support for the scheme.
