Unique rural worker’s permanent dwelling on only 6 acres

After a hard fought planning application three years ago for a temporary rural worker’s dwelling to support a pet therapy business, Bloomfields were re-instructed to submit an application for the temporary dwelling’s permanent retention.  This case is highly unusual given the  bespoke and niche business being undertaken on the site.  Our client provides animal therapy to care home residents using trained kittens, guinea pigs, turkeys, rabbits, ponies, sheep, ferrets and a wealth of other animals, small and large.

The key to these permanent rural occupancy conditioned dwellings is demonstrate that the rural business has achieved what was forecast at the temporary submission stage; and this relates to the potential growth of the number of livestock on the site as well as the growth and profitability of the operating business.  This case was a text book example where our client had achieved all that she had set out to do, even to the extent of surpassing her predicted profits!    With this background, a comprehensive Planning Statement was provided which collated all the various aspects of the business in to a concise and clear narrative of the site’s history and its predicted future, to which the LPA really did not have any other choice, other than to approve!
