Bloomfields has successfully achieved prior notification approval for a new 25m x 11m general purpose farm barn and workshop, all within about 35 metres of a Grade II listed manor house.
The application was submitted on a landlord’s property of only 9 acres, but acting on behalf of the tenant farmer, whose business ran to over 1,000 acres, Bloomfields justified the necessity for this satellite building to serve the tenant’s farm business located in various sites in the local vicinity.
The Bloomfields architectural team provided all the drawings which complemented the application, and initially suggested an asymmetric design to maximise the barn’s south facing aspect, given the space constraints of the site, in view of the 25kw solar array on the barn’s south facing roof.
In anticipating the LPA may deem that elevation plans would be required given the barn’s proximity to the Grade II asset, to satisfy the ‘design’ prior notification requirement, these were provided as part of the initial application so as to avoid a resubmission or a determination of ‘prior approval required’. The application quickly gained officer support and was approved in the requisite 28 days.
