Lawful Development Certificate for Proposed Ancillary Mobile Lodge Within Domestic Curtilage

Bloomfields successfully obtained a lawful development certificate for the proposed use for the stationing of a Caravan Act compliant timber lodge cabin for ancillary occupation associated with the main dwelling. Bloomfields demonstrated that the proposed timber lodge was to be sited within the existing domestic curtilage of the dwelling, and as the lodge was confirmed as a temporary structure, it did not constitute ‘development’ as defined in the National Planning Policy Framework, so formal planning permission was not required.

As a result, our client has now installed the lodge, which will be occupied, in conjunction with, and ancillary to the main dwellinghouse, creating an additional bedroom, kitchen and lavatory. This enables his son to have his own space, but still remains dependant on the main dwelling. The application was determined in 8 weeks, with no further information or detail required prior to the LPA making its positive determination.
