Planning permission has been secured for the demolition of a significantly dilapidated cottage and its replacement with a two-storey dwelling house. The application site is highly constrained, being outside of the settlement confines, within an Area of Outstanding Natural Beauty and the Metropolitan Green Belt.
The replacement dwelling incorporated a relatively modern design, with traditional materials, including a ragstone plinth, oak weatherboarding and a red clay roof, in keeping with the rural location. A robust case was presented in respect of the proposed dwelling, which showed an increase in size of almost 70% over and above the original cottage. There were also significant visual benefits to the area. Planning permission was subsequently approved.
