Agricultural Occupancy Conditions (AOC) limit the occupation of certain dwellinghouses to those employed in the agricultural industry. Bloomfields have successfully made a case for the removal of an AOC on a detached bungalow within the countryside near Maidstone, by taking a two-staged strategy.
The Bloomfields team first obtained a Lawful Development Certificate from the Council, which accepted physical evidence and declarations from the existing tenants that the home had been occupied by non-agricultural workers for an extended period, and therefore the condition could no longer be enforced.
Then, working with the team at Lambert & Foster, who provided a Red Book valuation of the property, Bloomfields sought to remove the condition altogether. We were able to utilise our previous successes in the locality to reinforce our position, such that the Council agreed to the removal of the condition.
Having now improved the marketability of the property and provided a significant uplift in value, Bloomfields are delighted to have achieved another success.
