Bloomfields have successfully gained planning permission in the rural area of Canterbury in what was not only a marked departure from the development plan, but also in the challenging Stodmarsh Catchment area.

Bloomfields were able to successfully argue that due to the planning history which included a prior approval permission for the conversion of the existing commercial building to two dwellings.  The site benefited from a substantive fallback position for a change of use to residential and that the new scheme provided a betterment to this existing position.

The scheme included the provision of two detached Kent Barn style, thatched dwellings which were designed to fit comfortably in the historic farmstead in which they were to be located.

In addition to the planning, a S106 was successfully negotiated, and signed, which enabled the mitigation of the potential nutrient impact of the development on the Stodmarsh Lakes catchment, by way of upgrading an off-site septic tank system.
