Sevenoaks District Council is in the process of preparing a new Local Plan, detailing what can be built and where, along with what should be protected. The plan covers the period up to 2040 and is called ‘Plan 2040’.

To meet the District’s housing needs, 712 homes need to be built each year up to 2040. The Local Plan Consultation Regulation 18 (Part 2) continues to focus on development opportunities in built up areas and also considers Green Belt land in the most suitable and sustainable location. The consultation includes three different options to meet development needs;

  • Option 1 ‘multiple sites’ – includes sites found to be suitable through the Strategic Housing and Employment Land Availability (SHELAA) process along with multiple sites on the edge of higher tier settlements (Sevenoaks, Westerham and West Kingsdown) which are located in both the Green Belt and AONB. This option is detailed as ‘approximately meet needs’.
  • Option 2 ‘settlement’ – includes sites found to be suitable through the SHELAA plus a stand-alone settlement in a single location. This option is detailed as ‘meets need’.
  • Option 3 ‘combined’ – includes sites found to be suitable though the SHELAA plus combined AONB/Green Belt sites on the edge of higher tier settlements (Sevenoaks, Westerham and Westkingsdown) plus a stand-alone settlement. This option is detailed as ‘exceeds need’.
