After building a new house, our client approached Bloomfields to extend their garden area and erect a carport/garage.  Here, it was necessary to advise realistically the extent of the additional garden land that would be considered acceptable to the Council and the best siting for the carport.

Given that the consent for the erection of the dwelling was fairly recent, the team also needed to design a scheme that would be an acceptable amendment to the already discharged conditions associated with the previous consent.  It was therefore necessary to provide detailed landscape plans and justification to demonstrate that the proposal would not result in any further harm to the surrounding landscape or nearby heritage assets.

The team negotiated with the case officer at the Local Planning Authority to achieve planning consent for the larger garden area and carport, together with a retrospective amendment to the location that the new dwelling was built in where, within our application, it was set out that the alternative location would not materially affect the reasons for granting the original planning permission.
