Our clients came to Bloomfields after an attempt to remove the AOC was refused by the LPA for lack of substantive evidence.  With excellent knowledge of the local policy requirements, Bloomfields firstly undertook an Agricultural Community Survey to ascertain whether there was any genuine need for the AOC in the locality, as per the AOC wording.  After the relevant period of time for the survey had elapsed and, coupled with a RICS Red Book Valuation from one of Lambert & Foster’s registered valuers, the application was submitted with a comprehensive document suite which provided sufficient evidence and detail to justify the full removal of the condition.  The LPA could not establish any justified reasons to keep the AOC in place and ultimately approved its full removal.

The resulting application and submission then successfully succeeded removing the AOC, allowing the property to realise its full value, free from all planning encumbrances.
