A client approached us wanting to build a replacement dwelling as the existing dwelling on their site was in a state of disrepair. After engaging in pre-application discussions with the Local Planning Authority to ascertain if a replacement dwelling could be provided at an alternative location at the development site, we submitted a full application. Alongside the replacement dwelling, a garage and annex outbuildings were also proposed to provide the five-bedroom house with separate accommodation.
Given the existing dwelling’s state of disrepair, and its position next to a mature specimen tree, the Council agreed that replacing the dwelling with a newly located, more energy efficient dwelling would be acceptable.
