Virtually all permitted development agricultural buildings Bloomfields obtain permission for are for general storage as legislation does not allow for PD barns to house livestock, unless the barn is more than 400 metres away from a ‘protected building’ (being a building, usually a dwelling, not associated with any farming activities).
In this instance, the client’s brief was for a new livestock building under full planning; however, upon closer inspection and some detailed mapping work, it was established that the barn, if strategically positioned, would be more than this magic 400m from the next nearest non-farming dwelling. PD consent was subsequently achieved for the barn to be used to house our client’s ewes throughout the year, and who was very pleased with the result as the development did not require any third party surveys, such as ecology or a highways report, and most importantly did not require any biodiversity net gain enhancements on, or near, the site. The cost savings to our farming client would have amounted to in excess of about £5,000, though our planner’s advice that a different route to permission could be achieved.
