After purchasing a bungalow in the local countryside, our clients approached us to extend and alter the property to meet their needs from a home. Given the extent that the homeowners wished to enlarge the property, and its location within the Metropolitan Green Belt, it was advised that we first secure approval for the enlargement of the dwelling by an additional storey under permitted development.
Householder permitted development rights allow for the addition of a storey to a dwellinghouse providing that it meets a set criteria and prior approval considerations. Bloomfields successfully designed a dwelling and demonstrated that it would meet the prior approval considerations such that it formed the second Class AA to be approved in the local authority.
This ‘fallback position’ set the foundations for a strong case to be made for a more involved and exemplary design to be conceived, despite its location within the Green Belt. It was successfully demonstrated that the proposed roof enlargement and ground floor extension that the clients desired would result in an improvement where it would have otherwise risked refusal.
The architectural team’s input at the design stage enabled a modern family home layout to be produced which reflected the family life of our clients, providing open plan living, connections to the garden, additional bedrooms, and a home working environment, all aspects of a well-considered modern family home.
Bloomfields are pleased to have been able to strategically prepare a series of applications which ultimately allowed us to realise our clients’ vision of their forever home.
